Meetings
are the third Tuesday of each month at 7:00
p.m. in the Summit Township Hall, 2121 Ferguson
Road. Applicant's, or a representative must
attend the meeting.
Notice
of the hearing will be sent to all property
owners within 300 feet of the property where
the zoning change, conditional use, or home
occupation is being requested. One (1) notice
will be published in a newspaper, of general
circulation, identifying the request for
a Conditional Use and Home Occupation. Two
(2) notices will be published for Zoning
Changes or amendments to the Zoning Ordinance.
Costs:
There is an application fee payable at the
time of filing. The applicant will also
be billed for the cost of the notice published
and notices mailed out. Additional costs
may be incurred for the gathering of information
as directed by the Planning Commission and
provided for in the Zoning Ordinance.
In
granting any Conditional Use or Home Occupation,
the Planning Commission and/or Township
Board may prescribe appropriate conditions
and safeguards in conforming to the Zoning
Ordinance. Violations of such conditions
and safeguards, when made a part of the
terms under which the Conditional Use or
Home Occupation is granted, shall be deemed
a violation of the Zoning Ordinance. The
Planning Commission then will have grounds
to terminate and cancel such permit.
A
Conditional Use or Home Occupation will
become null and void if the construction,
occupancy of land or building authorized
by the permit has not taken place with two
hundred ten (210) days and completed within
five hundred seventy days (575) after the
date of issuance of the permit.
Any
application for Zoning Change, Conditional
Use or Home Occupancy, which has been denied
by the Township Board, my not be resubmitted
for a period of three hundred sixty five
(365) days from denial, except on grounds
of new evidence or proof of changed conditions
found by either the Planning Commission
and/or Township Board to be valid.

Information required in addition to the
application where applicable.

|
An accurate, scaled drawing of the property,
with legal description of the entire property
showing all property lines, dimensions, and
bearings of angles correlated with the legal
descriptions.
A
statement detailing the reason for the zoning
change is helpful.
Site
drawings showing the intended layout, use
and adjacent zoning.
All
existing and proposed structures and uses
on the property; and dimensions of structures
and their dimensioned locations.
Lot
area and all calculations necessary to show
compliance and/or non-compliance with the
regulations of this Ordinance.
One
of the following types of survey may be required;
state survey or mortgage survey. (In some
cases a survey of the adjacent properties
may meet this requirement.) Adjacent uses
and zoning will need to be indicated on the
survey.
Pictures
of all sides of the property, the area of
the request and adjacent properties are required.
If
required, the property shall be physically
marked so the Planning Commission may make
an onsite review of the proposed request as
permitted by the property owner.
A
written statement, concerning the request,
from the neighbors is acceptable.
Time
of Operation: hours and days, requirements
regarding signs, parking, lighting. |
